I have closed properties using every program below and I can help you navigate the often confusing process with ease. In many cases these programs can be combined to provide unsurpassable benefits the the buyer. It is often possible to achieve the dream of home ownership for less than first and last months rent in an apartment.
Washington, D.C. Home Purchase Assistance Program (HPAP)The Home Purchase Assistance Program (HPAP) enables lower-and moderate-income individuals and families to purchase affordable housing in Washington, D.C. Qualified HPAP applicants can receive up to $44,000 in financial assistance to purchase single-family houses, condominiums and cooperative apartments. HPAP funds can be used for acquisition assistance and/or closing costs. The HPAP Acquisition Assistance is in the form of 0 interest 5 year deferred loan.

D.C. Open DoorsDC Open Doors offers a number of mortgage products, including down payment assistance loans that make home ownership affordable in Washington, DC. The program offers both Federal Housing Administration (FHA) and Fannie Mae Conventional mortgage loan products.
DCHFA’s DC Open Doors program is built around a Down Payment Assistance Loan (DPAL) that does not have to be paid back. The Down Payment Loan’s balance due reduces by 20% each year for a term of 5 years, ending in a zero balance due. In the end the buyer will owe nothing. |
Prince George's County, My HomeBuyers can receive up to $5-20K in My Home down payment and closing cost assistance. The My Home program comes in two parts My Home I and My Home II. In an exciting move the My Home II program is now available to the entire county as of October 1, 2014.

Maryland Mortgage Program (CDA)CDA Single Family Housing provides homebuyer assistance programs by offering mortgage loans and down payment and closing cost assistance to eligible homebuyers with low-to moderate-income, programs to rehabilitate single family rental housing to improve basic livability, and programs to meet unique housing needs, including lead paint reduction, weatherization assistance and financing for persons with special needs.
In addition to the base offering of $5K, Maryland CDA now offers an additional $10K in grant money and $10K in gift money for chosen Prince George's County locations. USDA 100% Financing ProgramDirect Housing Loans: Section 502 loans are primarily used to help low-income individuals or households purchase homes in rural areas. Funds can be used to build, repair, renovate or relocate a home, or to purchase and prepare sites, including providing water and sewage facilities.
